Apartment’s outdoor facilities and storage spaces 

Keep the balcony or yard of your apartment clean and the storage unit of your apartment locked.

Maintenance of the balcony, apartment yard and terrace 

The apartment yard, balcony or terrace belonging to the apartment is an area controlled by the tenant. The tenant will be responsible for the maintenance of the apartment yard, balcony or terrace.

The tenant will be obligated to take care of greenery work concerning the yard, balcony or terrace, as well as keeping them clean in winter and summer. Heka will be responsible for hedge trimming. The tenant must keep the apartment yard, balcony or terrace generally tidy, and only items typically belonging to them, such as terrace furniture, can be stored there. The tenant will be responsible for any terrace furnishings and play equipment they have installed.

If they want to, the tenant can plant flowers, vegetables and herbs in the apartment yard, but no bushes, trees or vines attaching themselves to the structures of the building. When the tenant moves out, Heka will not compensate the tenant for any plantings left in the yard.

The tenant must mow the lawn when needed, keeping the lawn neat (roughly under 10 cm tall). The tenant will be obligated to remove weeds from around bushes, trees and structures. Any structures, plants and trees belonging to the property must not be moved, cut or removed.

Heka will be responsible for the maintenance and upkeep of any fixed yard structures it has contracted, such as terraces. The tenant must inform Heka immediately of any damage to or deficiencies in the fixed yard structures, the repairing of which Heka will be responsible for. The tenant must not build any fixed structures or carry out any repair or alteration work independently. Such work requires Heka’s written permission. When the tenant moves out, Heka may obligate them to remove any self-made structures at their own expense.

If the tenant neglects their obligation to maintain the apartment yard, balcony or terrace despite having been issued a notice or warning, Heka will have the right to carry out or contract the maintenance work and charge the tenant for the costs of the work.

In other respects, Heka’s rules of conduct and table of responsibilities will be applied.

Installing your own balcony glazing and cat nets 

Unfortunately, having balcony glazing installed at your own expense is not allowed. In order to prevent cats or other pets from falling, you can install on your balcony purpose-made light netting that requires no permanent attachment to the balcony structures. 

Storage for movable property 

The apartment includes a separate storage unit for movable property which is numbered according to the apartment. The door to the storage unit has iron holders for a padlock which you must purchase yourself. 

It is advisable that you keep the unit locked even when it is empty; this prevents misuse of the space. The movable property you keep in the storage unit is your responsibility.  

Items susceptible to dampness should not be stored in unheated storage units. A good way to avoid further damage in case of water damage is to keep any items stored in the basement on a surface about ten centimetres above the ground. Do not keep any flammable liquids or gases in the storage unit. You can keep no more than one set of car tyres in the storage unit. 

When you move out, you must clear out the closets and storage units belonging to your apartment.  

Cooled earth cellars 

In older buildings, apartments may have a cooled earth cellars numbered according to the apartments. Such cellars are for storing food only. Get a padlock for the door of the storage unit and keep the door locked.
