Lease harmonisation begins at eight Heka locations in eastern Helsinki

We will gradually harmonise our tenants’ leases between 2024 and 2026. This will involve updating the content of our lease agreements so that in future all of our tenants are subject to the same terms. The harmonisation will change some of the terms of our tenants’ lease agreements, but will not affect rent. The aim of the harmonisation is to achieve better housing comfort as a result of all tenants being subject to the same agreement terms going forward.

New Heka location Tahitinkatu 1 in Jätkäsaari to be completed in March– application period to apartments begins on 17 December

The new location Tahitinkatu 1 consists of 76 apartments ranging from studios to four bedroom family homes. The new location will be completed in February 2025, and the application period will start on Tuesday 17 December. You can apply for the apartments by submitting an application to the City of Helsinki.

Income limits will be introduced in Heka tenant selection at the beginning of 2025

Income limits will be introduced in the selection of residents for state-subsidized rental apartments at the beginning of 2025. Income limits apply to both new applicants and tenants changing apartments within Heka.

Application period to apartments at Tongankuja 1 completed in Jätkäsaari in February 2025 to begin on 10 December

The Tongankuja 1 site in Jätkäsaari will feature 52 apartments from studio apartments to three-bedroom family homes close to excellent transport connections. Tongankuja 1 will be completed in late February, and the application period for the homes will start on Tuesday 10 December 2024.

Heka residents mainly satisfied with their homes – overall satisfaction down, however

We surveyed Heka residents’ satisfaction with Heka in September 2024 by sending out a questionnaire. The questionnaire was sent to 20,000 Heka residents. The results will be utilised in developing housing services.

Maria Aspala appointed as the new managing director of Heka

Master of Laws Maria Aspala has been appointed as the new managing director of Heka. Heka’s current managing director Jaana Närö will be retiring on 31 March 2025. Aspala is set to assume the position of managing director on 1 April, but will start her induction to the position on 17 March.

Heka’s average rent will be 35% lower than market rents in Helsinki next year as well

Next year, the average monthly rent of regular apartments owned by Heka will be EUR 14.48 per square metre. Currently, the average rent is EUR 13.76. Heka’s average rent in 2025 will be 5.2% higher than in 2024.

Heka aims at preventing as many evictions as possible and ensuring that residents do not lose their homes

Heka offers residents who are experiencing difficulties paying their rent several opportunities to manage the situation before the rental debt situation escalates to eviction. Our debt collection process is customer-oriented and flexible. Eviction is always the last-resort option.

We will start sending debt collection text messages to tenants who have started accumulating rental debt

As of October, Heka will start sending out debt collection text messages about unpaid rent.

Our tenant survey has been sent

Every year, Heka surveys its residents’ satisfaction with its housing services and resident activities through a tenant survey. We use the results to develop our housing services.

New senior housing in Laajasalo – application period for Svanströminkuja 5 to start on 17 September 2024

Towards the end of the year, a senior location with a total of 77 apartments will be completed for Heka in Laajasalo. People over the age of 55 may apply for housing in senior locations.
