
Effects of industrial action on Heka on 1 and 2 February

We will gradually harmonise our tenants’ leases between over the coming years. This will involve updating the content of our lease agreements so that in future all of our tenants are subject to the same terms. The harmonisation will change some of the terms of our tenants’ lease agreements, but will not affect rent. The aim of the harmonisation is to achieve better housing comfort as a result of all tenants being subject to the same agreement terms going forward.
The industrial action planned for Thursday 1 February and Friday 2 February may also affect Heka’s operations.

The Heka Board approved the rents for 2024 on 8 December 2023. New rents enter into effect as of 1 January 2024. Heka redid the rent determination for 2024 after the Helsinki City Board decided to support Heka with 17 million euros in 2024. Next year, the average monthly rent of the regular apartments owned by Heka will be EUR 13.66 per square metre. Currently, the average rent is EUR 12.60.

On 27 November 2023, the Helsinki City Board decided to grant support to Heka and Haso to curb the increase in rent and maintenance charges in 2024. Heka’s share of the total capitalisation of EUR 20 million is EUR 17 million. The impact of the capitalisation on Heka’s average rent will be EUR 0.45/m2/month.
